When is my rent due?
Rent is due on the first, and late fees are applied to your account for any rent not received by the 5th. -
What forms of payment do you accept?
Online payments, personal checks, certified checks, and money orders are all accepted for on time rental payments. If your account is past due, you will be required to pay by certified check or money order. -
How do I request maintenance?
First, you will need to log into your resident portal. Once there, you can submit your maintenance request, and someone will be in touch within 1 business day. -
What if I have an emergency maintenance request?
Please call our office immediately. Emergency maintenance requests are handled 24 hours a day, 7 days a week, by calling our office. -
How long will it take for a repair to be made?
This depends on several factors, including both vendor, and parts availability. We will get a vendor to your home as quickly as possible to address your maintenance concern. -
What happens when my lease is up?
We will contact you roughly 60 days prior to the expiration of your lease to discuss your options with you. -
Can I paint a room?
Should you wish to paint a room, you would need to submit your request through your tenant portal, including color information. Once you have done this, we will be able to respond to you through your portal to let you know if this is possible. -
How do I add someone to my lease?
The person that you would like to add to your lease will need to complete a rental application on our website. Once approved, they can be added to your lease with a $50 lease modification fee. -
I am moving out, when will I get my deposit back?
Your final statement, with any funds owed to you, will be sent within 30 days from the date that your tenancy with us ends.

How can I see one of your properties?
On most of our properties, there will be a link in the property description that you can click to let yourself into the property. You are welcome to visit those properties at your convenience. Should you not see a link with that information, it may be a property that we will provide a guided tour. In that case, you can simply contact our office to request an appointment. -
How much is your application fee?
Non-Refundable fee of $60 per adult. -
Does my child have to pay an application fee?
Anyone that will be occupying the property, that is 18 years or older, must pay an application fee, and apply to live in the property. -

Do you accept pets?
This is on a property by property basis. Please check the ad for the property that you are interested in for all pet details. -
Once I apply, when will I know if I am approved?
This typically takes 2 business days. However, it can take longer if your current and/or previous landlord, employer, etc. doesn’t respond quickly, or if we are waiting for you to submit additional documentation. -
I noticed a stain on the carpet when I saw the property. Will that be taken care of?
All of our properties are rented in the exact condition you see them in when you visit them. By this time, we have already completed any work that we will be doing at the property. -
What about a washer and/or dryer?
None of our properties include washers and/or dryers. -
What happens once I am approved?
Once you are approved, you will have 24 hours to complete your lease signing and pay your security deposit. -
What forms of payment do you accept?
Your security deposit, first month's rent, and pet fees (if applicable) must be paid by certified check or money order. After your first month, you can pay online via a checking/savings account or credit card, or sign up for our monthly auto pay service.
